Policies
1. Rent
Rent is due on the first of the month. Late charges are assessed if it is received after the fifth of the month ($5.00/day)
You may mail your check to P.O. Box 3097, Carbondale, IL 62902. You may drop off your rent at the office, 635 E. Walnut, Carbondale,
IL 62901. The office is open from 9:00am -11:30 am & 12:30 pm - 5:00pm. You may also drop your check in the night deposit
box outside the office door.
Bounced checks are not acceptable and are illegal. If you bounce a rent check, you are responsible for the rent, late
fees, NSF fees($35.00) and any charges your bank may charge you. If you bounce a check to the office once, I will no longer
accept checks from you.
You may also pay by Mastercard or Visa at the office or by phone. If you wish us to debit your credit/debit card every
month, you can print the form on this site and mail it in or drop it off at the office.
2. Renter's insurance
The insurance carried on the building covers only our buildings, not your personal belongings. We strongly recommend
you get renter's insurance for your personal belongings.
3.Parking permits
We require parking permits at 805 & 905 E. Park St., 404 & 406 W. Mill and 403 W. Freeman St.
Stickers must be picked up at the office. You will be notified when to pick your sticker up. There is a parking
information sheet in your welcome bag you should probably fill out. We do not issue visitor or temporary parking stickers.
You will be instructed where to place the sticker as well as where visitors should park. We tow 24 hours a day.
3B. Parking for visitors is as follows: Mill & Freeman St. visitors may park at the bottom of the
hill in the first few spots where the sign is posted. Visitor parking hours are from 5pm - 8am everyday, weekends are not
an exception.
Park St. visitors may park in the gravel lots to the left of the B and D buildings or in the very back lot. IF you park
on the pavement and are towed, it is your responsibility to handle getting your car out of the tow yard. If your vehicle
or a friend's vehicle has been towed please call (618) 549-7222.
4. Pets
We do accept small pets under 35 pounds at certain locations. There is a $250 non-refundable pet deposit with
extra charge of $100 a month for your pet!!
5. Hanging pictures
First, if you must hang pictures, use the smallest hardware possible. The smaller the hole the less expensive to fix.
If you leave holes in the wall, they will be fixed at your expense. DO NOT TAPE THINGS TO THE WALL!!. When the tape is removed,
it frequently removes paint and tears the drywall. Repairing drywall can be quite pricey.
6. Satellite dishes
NOT ALLOWED!!

Move In Guide
Please call the office and let us know approxiamately what day and time you will be arriving.
1. Picking up keys
You may pick your keys up at the office on the day of move in. We do close for lunch from 11:30 am - 12:30
pm. It may be a good idea to call and let us know when you will be arriving.
2. Welcome packets/check in sheets
You will be issued a welcome packet when picking up your keys. Inside is a lot of helpful information
we've put together. You will also find a check in sheet, take a few minutes to look over the apartment and note any damage
we may have missed. Check in sheet need to be returned within 3 days, they will not be accepted after this time.
Move Out Guide
When you move out, please leave the apartment in a clean and orderly fashion. Professional carpet cleaning must be
done. Turn in ALL of your keys and leave a forwarding address so we can forward your deposit.

Information you may find helpful:
We do a pest control service the third Tuesday and Thursday of every month.
Invest in a toilet plunger. If we have to come plung your toilet, we charge $50.00/hour.
We check your smoke detector and change the air conditioner/furnace filter every 3 - 4 months. You should check
it as often as possible.
Renewing your lease and Showings
In December, you will receive a letter in the mail reminding you if you plan to stay in your apartment the following
year you must have a lease signed by January 15. If you have not signed a lease the apartment is open to the public to view/lease.
After January 15, you will be given no special preference.
It is important to keep in mind that a clean apartment rents faster than a dirty one. When showing apartment we try to
call first but that can't always be done. If someone shows up to see an apartment, we take him/her to see an apartment. Please
ensure you have given us a valid phone number. If we don't have a phone number, we can't call.
FYI - if you have a pet and it gets out while we are doing routine maintence or showing we will NOT chase your pet to
get them back in the apartment.
